We want to help you make your home look as attractive as possible for the attention of the discerning buyer so offer a pre sale consult in which we will do a walk-through of the house or apartment with “buyer’s/renter’s eyes” with either yourself or estate agent.

We will assess existing furniture, accessories, room focal points and balance, paint colour and condition, flooring colour and condition, lighting adequacy, traffic flow, smells, clutter, curb appeal, and updates and repairs needed. You wouldn't sell a dirty car, same goes for selling a property.

Give you estimated costs (no obligation) for the recommendations such a paint freshen up, sanding of floor, handymen, etc. using our in house maintenance team to consider doing to enhance the overall appeal

We will then propose some staging options, can rent you furniture to include all the soft furnishings, bedding, art and accessories necessary to make a property look like a home again if empty or suggest clearing away some of your personal effects and furniture to our storage facility and in fill with some more appropriate pieces from our collection etc and liaise with you and your estate agent to ensure we are presenting your home to attract the right demographic.

The most important thing you can do to prepare your home for sale is to get rid of clutter so we would take an objective look at clutter and work with you to either skip, store or keep. This will allow your house to regain its space, potential buyers often can’t visualise your home without the clutter of your possessions.

Strategically positioned and sized furniture can help you see the proportions of the rooms better and might be possible to reposition furniture away from the walls to help with the flow, and continuity through the space.

Colour can be incorporated in many ways, so use it creatively and boldy. From unique pieces of art to decorative cushions, a pop of colour can really catch a buyer's eye. Make sure lights all work, add in any ambient, task and accent lighting where possible. 

Odd number groups of accessories on shelves or coffee tables are more appealing to the eye, quirky accessories or artwork can draw a buyer in subtly.

One of the reasons why we see so much success with this process is down to the fact that most buyers are far more likely to place an offer if they can visualise themselves living in the space. You wouldn't consider buying a house if you couldn’t see it as your home.

Of course many will wonder how this might affect their eventual net profit and we ask you to consider the cost of refreshing/furnishing an investment against the eventual sale price but a lot less than the first price drop!
